Mamitas Project Must Guarantee Environmental Mitigation Before Approval, Engineers Say

Playa del Carmen, Quintana Roo — The real estate project proposed for the Mamitas area must demonstrate it has all necessary environmental mitigation measures in place before receiving any permits, according to the president of the College of Civil Engineers of Playa del Carmen, Mario Alejandro Moguel Rosado.

The development remains under review by municipal, state and federal authorities, and no final construction authorization has been granted, Moguel said.

He explained that the area where the project is planned already shows prior impacts from human activity, a factor that must be considered in the technical and environmental analyses accompanying the proposal.

“We have to wait for the corresponding authorities to issue an approval or denial of this project,” he said.

Moguel stressed that environmental impact studies and other technical evaluations must account for the current conditions of the surroundings, as well as the potential effects of construction and subsequent occupation of the planned buildings.

He added that the agencies responsible for environmental review must verify that sufficient measures exist to reduce any future harm and ensure the project’s viability.

The urban growth of Playa del Carmen faces new challenges from environmental factors that are already part of the municipality’s reality, Moguel noted, so large-scale projects must incorporate preventive strategies from the planning stage.

He also said that the change in land use and increased population density in the area require an assessment of the impact from the permanent presence of residents and users.

Ultimately, environmental and urban planning authorities will determine whether the project meets all technical, legal and environmental requirements to move to the next stage of development, he concluded.
