Thousands of Cancun Residents Use Program to Pay Property Tax Arrears

Residents line up at Cancun municipal building to pay property tax arrears under amnesty program

Cancun, Quintana Roo — More than 5,000 families in Cancun have taken advantage of a municipal program that allows them to pay off property tax arrears by covering only the last five years of debt, regardless of how long they have been delinquent.

Treasurer Jose Alan Herrera Borges said the program has built trust among residents, who have been visiting both the municipal palace and mobile outreach events such as “Cancun Nos Une” and “Dia del Pueblo” to get current on their taxes.

Herrera Borges noted that an estimated 30,000 people are behind on property tax payments, and stressed the need to continue promoting the benefit. Some property owners have reduced accumulated debts of up to 70,000 pesos to around 14,000 pesos by dealing directly with the municipality and avoiding intermediaries or so-called gestores.

Regularizing a property helps prevent conflicts related to inheritances, sales, donations, or discrepancies in deeds and official records, Herrera Borges said. He added that many people only discover irregularities in their properties when they try to carry out legal procedures, and recommended that residents approach authorities for personalized attention to learn about their property status.

The treasurer urged the public not to be swayed by rumors about possible fines or seizures when they come to regularize. He clarified that the municipal government’s goal is to help families resolve their tax situation and provide certainty about their property. The city hall currently serves between 200 and 300 people daily at the municipal palace, while special outreach events have seen up to 2,000 attendees per day. The program will remain in effect until June 30.
