Cancun, Quintana Roo — Casa Nizuc, a Tribute Portfolio Resort, will officially open Sept. 11 at Punta Nizuc, on the southern end of Cancun’s hotel zone.

The boutique luxury property, owned by Pulso Inmobiliario and operated under Marriott’s Tribute Portfolio collection, is breaking from the region’s traditional all-inclusive model. It will operate on a European plan, with a focus on organic design, contemporary architecture, and deep integration with the jungle, sea, and mangroves of the Mexican Caribbean.

Unlike the massive developments common to the area, Casa Nizuc has 235 rooms across a 23-story tower within the private Aldea Nizuc community. The hotel sits amid mangroves and faces a private stretch of turquoise water. All accommodations include private terraces oriented toward sunrise or sunset, with direct ocean or lagoon views, elegant furnishings, and floor-to-ceiling windows.

Guests will find five specialty restaurants and several bars with immersive experiences, plus three outdoor pools, a water slide, private cabanas, and relaxation palapas. The wellness offering includes a sensory spa focused on physical well-being, organic treatments, and fitness routines. The property also offers water sports, a game room, a complimentary kids club, and family recreation activities.

The debut is part of a wave of Marriott openings across the Caribbean and Latin America in 2026. Louise Bang, chief commercial officer for Marriott CALA, said Tribute Portfolio is expected to be one of the company’s fastest-growing brands in the region.
