New 954-room Hotel Proposed for Punta Maroma

Playa del Carmen, Quintana Roo — A new large-scale luxury hotel development is moving forward in one of the Riviera Maya’s most exclusive coastal zones. Terraesmeralda, S.A. de C.V. has formally submitted plans for the Hotel Terraesmeralda Punta Maroma to Mexico’s Environmental Impact Assessment Procedure, overseen by the General Directorate of Environmental Impact and Risk (DGIRA) of the Ministry of Environment and Natural Resources (Semarnat).

The project outlines an ambitious, multi-phase tourism development to be built over an 18-year period, signaling a long-term investment in Punta Maroma—an area already known for high-end resorts, pristine beaches, and controlled-density development.

According to the submission, the hotel will feature 954 guest accommodations, including 682 junior suites, 108 presidential suites, and 164 executive suites, positioning it squarely within the luxury and upper-upscale segment. The resort is designed around 10 buildings and will include a destination spa, an event hall, a fully equipped gym, tennis courts, sales and service areas, and eight swimming pools distributed across the property.

The development also plans for multiple dining venues capable of servicing the resort’s full capacity, as well as 802 on-site parking spaces located at natural ground level. To make way for the project, the developer has requested a change in land use affecting 4.7577 hectares of secondary arboreal vegetation within a total project area of 11.8525 hectares across two parcels.

The hotel will be located within the Punta Maroma complex, approximately 2.3 kilometers from the Cancún–Tulum highway, offering relatively direct access while maintaining separation from heavy traffic corridors—an important consideration for travelers seeking privacy and exclusivity.

Terraesmeralda estimates an investment of approximately $5 million USD, earmarked for hotel infrastructure, equipment, complementary works, and the incorporation of sustainable systems, as stated in the environmental filing.

If approved, Hotel Terraesmeralda Punta Maroma would add a significant new luxury option to the northern stretch of the Riviera Maya, an area that continues to attract travelers looking for refined accommodations in a more tranquil setting than nearby urban resort centers.
