Quintana Roo, Mexico — The Property Alert system in Quintana Roo has registered more than 1,700 users within its first month of operation, according to Marian González Pliego Castillo, Director of the Public Registry of Property and Commerce in the state. The platform aims to provide legal certainty for property owners by preventing fraud and unauthorized transactions.
How the Property Alert System Works
The system allows citizens to register their property folios to receive notifications of any legal movements involving their real estate. González Pliego explained, "This is a platform where citizens can register each of their folios. If you own a property, you can enroll it to receive alerts about any activity recorded in the Public Registry between private parties. The notification is sent to the registered email address and costs 10 UMAS (approximately $1,273.52 pesos) per folio annually."
The digitalization of the Public Registry enables users to conduct property inquiries from any state office or online. González Pliego emphasized the convenience of the system, stating, "Registering on this citizen portal is very simple, requiring only basic information, similar to creating an email account. Through this platform, property inquiries can also be made just as they would in person at any delegation."
Statewide Accessibility
González Pliego highlighted that the system consolidates property records across Quintana Roo’s four delegations—Chetumal, Cancún, Playa del Carmen, and Cozumel—into a single database. "Previously, if someone needed to review a property registered in the Chetumal delegation, they had to travel there. Now, with the Quintana Roo Real Estate System, we have a statewide database, allowing any folio to be checked at any delegation or through the Property Alert platform," she added.
The initiative seeks to digitize Public Registry services, enabling citizens to complete transactions remotely without visiting offices in person. The system notifies owners of legal actions concerning their properties, enhancing transparency and security in real estate dealings.
