New Playa del Carmen Developments to Tap Into Tren Maya Power Infrastructure

Playa del Carmen, Quintana Roo — Planned westward expansion of Playa del Carmen, as outlined in the Urban Development Plan (PDU), should not face electricity supply issues thanks to a project to boost CFE (Federal Electricity Commission) infrastructure using the Tren Maya right-of-way.

Manuel Jesús Barrero, president of the Riviera Maya College of Architects, explained that many current blackout problems stem from illegal connections.

“Illegal connections always cause problems,” said Barrero, who holds a doctorate in architecture, in an interview before presenting a citizen consultation on the PDU to city council members.

Last month, CFE inaugurated the “Zac-Nicté” substation in the Paamul area, part of the electrification works linked to the Tren Maya.

Asked about widespread violations of maximum building heights allowed under the current PDU, Barrero clarified that the plan itself does not include penalties; those are detailed in other laws and regulations.

Once the PDU is approved, work will begin on updating the Construction Regulations, which will incorporate the necessary sanctions in line with state and municipal laws.

Barrero said the goal of updating the PDU is to make it a useful guiding document that sets density and growth targets without being a “straitjacket,” since the law already allows for increased densities or urban parameters.

As an example, he cited linear parks planned for the west of the city. These were included in the previous PDU but have now been placed along avenue medians instead of crossing blocks, as originally envisioned, because that layout was not feasible.
