AI and World Cup 2026 Reshape Mexico Real Estate

Mexico’s real estate development sector underwent a transformation in 2025, marked by the digitalization of design, the use of artificial intelligence (AI), nearshoring, and preparations for the 2026 FIFA World Cup.

According to the Projects and Developments area of real estate consultancy JLL Mexico, the trends observed during the year anticipate structural changes that will impact Mexico’s competitiveness over the next decade.

Artificial Intelligence

Artificial intelligence consolidated as the most influential tool of 2025 within the real estate sector. Its application extended from the design of corporate spaces to intelligent construction.

Through behavior simulations, predictive analytics, and advanced algorithms, AI enables a data-driven approach that contributes to cost reduction, waste minimization, and the strengthening of Zero Waste strategies within projects.

“Artificial intelligence is transforming the design process. It allows us to anticipate how thousands of people will move and foresee which decisions will make the project more efficient from its origin,” explained Javier Gutiérrez, Director of Projects and Developments at JLL Mexico.

World Cup 2026

Preparations for the 2026 FIFA World Cup drove the modernization of airports, transportation stations, and mobility corridors in various cities across the country. This event represents one of the greatest urban and sustainability challenges in Mexico’s recent history.

“Airports, stations, hotels, and entertainment centers will need to operate under standards that elevate the visitor experience and generate value for investors seeking sustainable and competitive assets,” commented Gutiérrez.

Sustainability positioned itself as a central axis of these preparations, with emphasis on reducing unnecessary transfers, promoting low-emission transportation methods, and optimizing logistics around the event.

Nearshoring

Nearshoring positioned itself as a structural factor in industrial real estate development. With the accelerated growth of companies seeking to establish operations in Mexico, demand increased for new plants, logistical routes, and complementary services.

This context added pressure on industrial corridors, while also forcing the adoption of technologies that allow for anticipating growth and reducing the energy consumption of new infrastructures.

Manufacturing Wellness

Within the industrial sector, manufacturing wellness gained relevance as a trend oriented toward improving well-being in production plants.

This approach integrates fatigue monitoring, cognitive load evaluation, and automation, with the objective of elevating the safety and performance of collaborators.

Property Conversion

The conversion of old buildings advanced as a key sustainability strategy. Numerous properties built decades ago began renovation processes to become more efficient and competitive assets.

“Properties from before the 2000s can be completely transformed. With proper renovation, they reduce consumption, improve their performance, and become more attractive to companies seeking to save energy and operate in responsible environments,” affirmed the JLL Mexico executive.

Flexible Offices

Corporate spaces also evolved during 2025. Traditional offices with collaborative areas gave way to more flexible and technological communities, designed to strengthen team cohesion and attract talent.

These projects incorporated intelligent systems, lighting monitoring, and combinations of natural and warm light, with the objective of protecting the human experience at work and elevating productivity.
