Cancún, Mexico — Karen Elizabeth Ramos Díaz, president of the Mexican Association of Real Estate Professionals (AMPI) Cancún, announced that the organization has intensified inspections of various real estate developments in coordination with municipal authorities. The initiative aims to verify the legal and commercial documentation of projects currently on sale in Cancún, ensuring buyers receive the legal certainty required for their investments. Ramos Díaz also urged developers to provide transparent information to build investor confidence.
Strengthening Oversight to Combat Fraud
Ramos Díaz explained that AMPI Cancún’s real estate development committee has been conducting site visits since last year to gather detailed information on the legality of sales. These efforts are intended to support authorities in preventing fraud within the sector.
“It is crucial for us that our clients have the legal certainty necessary to invest in their property,” she stated. “We work closely with our partners on this initiative and regularly share updates with our members about developments that have been inspected and confirmed as legally viable for commercialization.”
On average, the committee inspects three to four developments per month. Ramos Díaz emphasized the importance of transparency from developers, stressing that full disclosure of requested information is essential to ensure properties are sold with legal certainty.
Addressing Non-Compliant Developments
Ramos Díaz noted that real estate projects may be in different phases of sales, but the committee has also engaged with developments still in the process of obtaining permits.
Regarding developments that have been shut down due to insufficient documentation, she clarified that the Secretariat of Territorial, Urban, and Sustainable Development (Sedetus) issues prior notices. Additionally, AMPI Cancún remains available to assist any citizen seeking information on the legality of developments to avoid falling victim to fraud.
