Cancún, Q. Roo — The Mexican Association of Real Estate Professionals (AMPI), Cancún chapter, conducts monthly verification visits to real estate developments to combat the proliferation of irregular zones and ensure security for buyers and investors.

Karen Elizabeth Ramos Díaz, president of AMPI, stated that since last year, the organization’s Real Estate Developments Committee has been inspecting three to four developments monthly to assess their legal and commercial status. The findings are shared with AMPI members through a monthly bulletin.

The bulletin includes only those developments that have completed necessary legal processes and are viable for commercialization or are in early stages but have initiated required procedures. "It is crucial for us that our clients have the legal certainty needed to invest in their assets," Ramos Díaz emphasized.

She urged developers interested in collaborating with AMPI to submit their projects for review to facilitate inclusion in the association’s promotional channels. Ramos Díaz acknowledged that some developments visited are still in preliminary stages and lack full documentation, excluding them from the bulletin. In such cases, AMPI provides guidance on regularization steps if requested by developers, while refraining from promoting these projects until compliance is achieved.

The AMPI president addressed public concerns over the sale of lots in subdivisions later shut down by authorities. She noted that the Secretariat of Sustainable Urban Territorial Development (Sedetus) publishes lists of unauthorized developments on its website and social media, accessible to the public.

While the AMPI bulletin is primarily for members, the association is open to sharing verified development information with the general public. Ramos Díaz encouraged citizens to consult AMPI Cancún’s official website (ampicancun.com) or social media for inquiries.
