Playa del Carmen, Quintana Roo — The Public Property Registry still lists 29 lots in Playa del Carmen’s Colonia Luis Donaldo Colosio under the name of the defunct developer Desarrolladora de la Riviera Maya, known as Derimaya. The properties are part of the neighborhood’s more than 5,000 lots spread across 180 hectares.
The registry confirms that the Chen Zubul property is not among the 29 lots. That property has been tied to Cantex Enterprises since 2009 for the Paseos del Sol project, part of the Costa Turquesa development, under public deed number 72 with notary public number 37.
According to the Public Registry of Property and Commerce (RPPC), all 29 lots were registered in March 2004 under the legal entity Desarrolladora de la Riviera Maya. The lots are located on Avenida 20, one at the corner with Calle 80 and another at the intersection of Calle and Avenida 82; five on Avenida 25; one on Avenida 30; two on Avenida 40; two on Avenida 45; nine on Calle 80; nine on Calle 82; one on Calle 90; two on Calle 92; two on Calle 94; one on Calle 96; and one on Calle 100, according to the registry.
Derimaya ceased operations in 2023. Because the lots have not changed owners or been absorbed by Desarrolladora de la Justicia Social, they could remain in legal limbo.
José Alberto Alonso Ovando, head of the Secretariat of Sustainable Territorial Urban Development (SEDETUS), said about 1,500 lots in the neighborhood still need to be regularized.
