Sinkhole Uncovers Hidden Cavern Beneath Playa del Carmen Homes

Playa del Carmen, Quintana Roo — A sinkhole measuring approximately three meters deep and seven meters long has formed in the Porto Real subdivision, revealing a natural cavern beneath Playa de los Cabos Street. The incident has raised concerns about geological conditions in the area and potential construction irregularities by developer Javer.

Residents Fear Expanding Cavern Threatens Homes

The sinkhole was reported by residents who warned that the cavity could soon directly affect nearby homes and disrupt vehicular traffic. The civil association Cenotes Urbanos inspected the site and confirmed the presence of a natural cave with biodiversity, emphasizing that it should not be filled but preserved under environmental and safety protocols.

Porto Real, which remains under condominium regime and has not yet been municipalized, leaves responsibility for necessary actions to the subdivision’s administrators and Javer. The lack of municipal intervention due to the legal status of the development complicates efforts to address the structural and environmental risks.

Residents Allege Prior Irregularities

Affected residents claim this is not the first issue in the area. "The materials are poor quality, and no one takes responsibility. Now we find out we’re living above a cavern, and this wasn’t disclosed when we purchased the property," said one resident.

The sinkhole is currently cordoned off with caution tape, but no technical intervention has been implemented to stabilize the ground. Experts warn the collapse could expand, endangering nearby structures and the street.

Cenotes Urbanos and residents are urging Javer and authorities to take immediate action, preserve the cavern, and establish a management plan prioritizing both safety and environmental protection.
