Mexico Hotel Boom Ahead of 2026 World Cup

Mexico City — Mexico’s hospitality industry is set for continued expansion, fueled by the upcoming 2026 FIFA World Cup and a surge in international tourists that drove record rates in luxury segments last year.

This momentum is reflected in expected occupancy rates and the addition of 17,000 new hotel rooms under construction, heavily concentrated in Cancún, Riviera Maya, Riviera Nayarit, Mazatlán, and premium areas of Mexico City.

A MarketView report on Hospitality and Tourism from CBRE Mexico indicates that this trend appears in recent surveys like its 2026 Investor Sentiment Report, confirming that hotels remain one of the most attractive investment options in the country’s real estate market.

Lyman Daniels, president of the firm in Mexico, Colombia, and Costa Rica, highlighted the momentum boosted by a 6.1% increase in international tourist arrivals in 2025.

Meanwhile, the average daily rate (ADR) grew 6.1% in the luxury segment, reaching a peak of $336.39, coupled with greater traveler spending willingness.

Another significant trend is the construction and new supply dynamic, which placed Cancún and Mexico City as the leading destinations for new builds, accounting for 18% and 14% of the total, respectively.

Various groups have bet on new markets to capitalize on the current year’s momentum.

Enrique Calderón, vice president of operations at Posadas, agreed on the major opportunity the World Cup represents for the industry, where beyond new projects, they have sought to diversify with brands and concepts, aiming to continue participating in conversion trends, new constructions, and entry into other markets.

Calderón noted that just as the James Bond film left a legacy with the Catrinas show and Formula One impacts occupancy levels in Mexico City, similar to how the film Coco boosted Oaxaca, the World Cup celebration is expected to have a proportional impact—four times greater—during the weeks matches are held in Mexico, Guadalajara, and Monterrey.

“2026 is a very important year for the company in growing hotel properties and branded residences, along with modernity, brands, and developing the digital ecosystem for guests,” he concluded.

Posadas’ expansion plan over the next three years includes 34 hotel properties currently under construction, owned by investors from various regions.
