TULUM — Rental prices in the municipality of Tulum have registered a decrease of up to 30 percent during 2025, affecting both short-term and long-term contracts. According to landlords and workers in the sector, the drop in tourist demand, combined with an increase in the supply of housing, has provoked a significant readjustment in the local real estate market.

Regina Martínez, the administrator of 20 apartments in the Villas Tulum subdivision, explained that she currently has less than 70 percent of her units occupied.

"It is a complicated situation. There are not only fewer tourists, but there is also more supply than demand for fixed-term rentals, and that forces us to adjust prices if we want to have income," she stated.

According to her details, one-bedroom apartments that were previously rented for 9,000 pesos per month are now offered for 6,000 pesos. In the case of two-bedroom units, the cost dropped from 12,000 pesos to 9,500 pesos.

The trend is not limited to the peripheral zones. Abel Aguilar Mex, a worker in the hotel sector, shared that one year ago he paid 10,000 pesos for a two-bedroom house in the Tumbenkaa neighborhood. Today, he asserts, it is possible to find similar properties in central neighborhoods like Lakín or Mayapax for the same price and with living conditions that do not represent a decrease in quality.

Aguilar Mex also mentioned that in the new Aldea Tulum subdivision, the rental of houses and apartments, with or without furniture, has become a benchmark for the current market.

"Before it was difficult to find something affordable near the center. Today there are more options and the prices have dropped a lot," he commented.

The testimonies agree that this reality is a response to a deceleration in tourist flow and the accelerated growth of the real estate supply, which was built under the expectation of a demand that no longer maintains the same pace.

Sector players now face the challenge of adapting to a transforming market, where prices must be more competitive and location alone no longer guarantees a high rent. For tenants, in contrast, the phenomenon opens the possibility of accessing better living conditions at more accessible costs.
