Cancún, Quintana Roo — Property owners in Cancún who still owe back taxes can take advantage of municipal tax breaks through the end of September, the Benito Juárez city government said.
The program offers a 100% discount on fines and a 50% reduction on surcharges. Taxpayers with several years of arrears can also settle their accounts by paying only the last five years, under conditions that vary from case to case.
Because the benefits expire soon, anyone with outstanding payments should visit municipal offices to check their account balance and find out how much they would need to pay to get back in good standing.
When Do the Cancún Property Tax Discounts Expire?
The tax incentives remain in effect through September 30, 2026.
During that window, taxpayers can request the full waiver on late-payment fines and the 50% cut on surcharges, provided they meet the requirements set out in municipal regulations.
Those who have carried debts for several years may be able to regularize their property by covering only the five most recent years, according to the applicable rules.
Where Can Property Owners Settle Their Debt?
The process must be completed in person at the Revenue Department of the Benito Juárez city government, located in the Municipal Palace in Cancún.
Service is available Monday through Friday from 8 a.m. to 4 p.m.
At the counters, municipal staff can review the property’s account status, determine the outstanding amount and explain which tax breaks apply in each case.
Officials recommend requesting a review before making any payment, so owners know the updated balance and the terms for regularizing their property.
What Documents Are Needed to Pay Overdue Property Tax?
Applicants must bring paperwork proving both ownership of the property and their identity.
The general requirements include an official document confirming ownership and a copy of a valid official identification card.
Having complete documentation can speed up the review of the file and the calculation of the amount owed to bring the property up to date.
