Playa del Carmen Begins Regularization Process for San Judas Tadeo Neighborhood

Playa del Carmen, Quintana Roo — The administration of Mayor Estefanía Mercado has launched the process to regularize the San Judas Tadeo neighborhood, a move that could give legal certainty to roughly 5,000 residents living on land owned by the Ejido Playa del Carmen.

In its 47th regular session, the city council referred a proposal to a joint committee to accept the donation of 33 hectares from the ejido, the land on which the neighborhood sits. The committee, made up of the Finance, Property and Public Accounts, and Urban Development commissions, will study the transfer, which would allow the municipality to regularize about 1,300 lots.

Mercado said the issue touches many families personally. “This is a matter that touches us deeply, because we are talking about the patrimony, the home and the peace of mind of many families,” she said. “This municipal government is determined to take firm steps so that San Judas Tadeo can move toward regularization and its residents can have the certainty that their effort and their home will be legally recognized.”

She described the process as an act of sensitivity and social justice, addressing a situation that had remained unresolved for years and that requires coordination between the municipality and the Ejido Playa del Carmen.

As part of the plan, officials are analyzing the subdivision of Parcela 186, a 77-hectare parcel, so the ejido can donate 33 hectares where the neighborhood is located, plus three roadways.

“We cannot speak of development if we leave behind families who need certainty about the place they call home,” Mercado said. “San Judas Tadeo deserves attention, support and a clear path toward regularization. We will continue working so that this process translates into peace of mind and better living conditions for its residents.”

Once the donation is complete, the Municipal Housing Directorate will take over a second phase, including surveying and defining boundaries to begin issuing property titles, she said.

The mayor added that regularization will also create the legal conditions needed for the municipality to improve public services and infrastructure in the neighborhood.

“Behind every file there is a family, a story and a life project,” she said. “That is why we are approaching this process with responsibility and with the sensitivity that people deserve.”

Mercado thanked the Ejido Playa del Carmen, headed by Cecilio Puc, for its political will and commitment to families in Playa del Carmen.
