The most sought-after areas in the capital of Yucatan for property investment are Mérida, Temozón Norte, Santa Gertrudis, Copó, Cholul, Conka, Chablekal, Tixcuytún, and Ciudad Caucel (Poniente).
The rental cost for a 65 square meter home is approximately 12,006 pesos per month. If you're looking to buy, the price is around 37,092 pesos per square meter. For a larger 100 square meter home, the rental cost is about 18,634 pesos per month and the purchase price is approximately 37,590 pesos per square meter.
According to a July 2024 market report from Inmuebles24, the neighborhoods with the highest sale prices are Mérida Centro, priced at 64,183 pesos per square meter, followed by Industrial at 62,323 pesos per square meter, and Petkanché at 62,188 pesos per square meter.
In terms of rental costs, the Noreste neighborhood tops the list with a monthly fee of 12,236 pesos. On the other hand, the Centro neighborhood offers the most affordable rent at 11,253 pesos per month.
