Mayakobá’s 477-Apartment Project Seeks Federal Approval

Playa del Carmen, Mexico — A developer has requested federal permits from the Ministry of Environment and Natural Resources (Semarnat) for the construction of a major apartment project within the Mayakobá master plan north of Playa del Carmen. The proposal, backed by a trust from Banco Actinver, aims to develop 477 high-value apartments on approximately 45 hectares of land known as Ximbal, located opposite the Mayakobá hotel.

According to the documentation, the project called Rotonda involves building 90 towers to house the 477 apartments. The developer submitted an Environmental Impact Statement (MIA) to Semarnat, outlining plans for the development while addressing conservation measures in an area still home to diverse flora and fauna species including spider monkeys, gray foxes, tarantulas, bats, and coatis. Nearby university zones have also reported jaguar sightings, representing one of the last areas where this species has been observed close to urban development.

The MIA published by Semarnat states: “The work program aims to establish the various activities to be carried out, as well as the periods in which each of these actions will take place. In this sense, through this program, resources will be optimized, improving yields that allow measuring progress and valuing the actions.”

The project contemplates three main stages: preparation, construction, operation and maintenance. The preparation and construction phases are estimated to span 15 years, while the operation and maintenance stage is projected to last 99 years.

If approved, the development would join the ongoing urban expansion around popular neighborhoods such as El Petén and La Guadalupana. The investment cost has not been disclosed.
