Governor: Puerta al Mar Project Free for Public Access

Playa del Carmen, Mexico — The 'Puerta al Mar' project within the Sian Ka'an Biosphere Reserve will be free of charge and managed by the National Commission of Natural Protected Areas (Conanp), Mara Lezama Espinosa, the Governor of Quintana Roo, affirmed on Monday.

Following a ceremony to deliver licenses to real estate agents, the state executive indicated that there has been "misinformation" regarding supposed restrictions on the project. She clarified that the construction is for a coastal access point that had been denied to the residents of Felipe Carrillo Puerto for many years.

The governor rejected the notion that the area could be handed over to ejidatarios—communal landowners—or any other private group, stating that it belongs to all Mexicans and the people of Felipe Carrillo Puerto.

"It is an artisanal pathway, which is why there is a transfer zone, so that entry is only by electric car or bicycle," she stated.

Although the project was constructed by the Secretariat of National Defense (Sedena), the access will be open to the public without any fee. However, as Sian Ka'an is a federally protected natural area, visitors will be required to follow the regulations established by Conanp, which holds custodianship of the space.

An Appeal for Positive Discourse

On a separate matter, Governor Lezama exhorted the people of Quintana Roo to avoid "committing harakiri," and instead to speak positively of the tourist destinations upon which many people depend for their livelihood.

Mara Lezama stated that there are high expectations for the end of this year and for 2026, thanks to the World Cup. She noted that Cancún could function as a "nerve center" for the event, as it is the only city connected by air to all of the match venues.

Addressing Property Titling in Colonia Colosio

Finally, when questioned about disagreements over the titling process in the Colonia Colosio neighborhood of Playa del Carmen, Mara Lezama said it was noteworthy that the regularization of these properties was becoming a reality, something that had seemed impossible due to the decades the issue had remained stagnant.

She indicated that practically all residential areas have already been regularized, and regarding commercial properties, some matters must pass through federal agencies.

Those who have discrepancies with this process, she stated, can approach the State Government through the Secretariat of Territorial and Urban Development (Sedetus), or through the citizen portal set up for real estate matters.
