Cancún’s Mixed-Use Boom: Value & Lifestyle Soar

Cancún, Mexico — Mixed-use real estate developments in Cancún are experiencing significant growth, according to the Mexican Association of Real Estate Professionals (AMPI). This model, which integrates housing, offices, and services within a single space, is increasing property value and improving quality of life, following international examples that gained strength after the pandemic.

Karen Ramos Diaz, president of AMPI Cancún, shared that for the last four or five years, developments classified as mixed-use—combining residential and commercial elements—have registered a major boom. She indicated that there are currently more than ten such projects in development or being planned for this tourist destination.

“There are several developers betting on these projects in Cancún and the Riviera Maya. It has been a very interesting product for investors, one that precisely brings various services closer to its residents. This obviously helps to increase the value of the housing, commercial spaces, and offices developed within this real estate proposal, generating a better quality of life for residents,” she explained.

Ramos Diaz recalled that Avenida Guayacán, one of the major zones of development and growth, has several of these mixed-use projects that are and will be projected throughout that area south of the municipality, with others coming along Boulevard Luis Donaldo Colosio. However, she noted that several already exist and can be seen on avenues like Tulum and Bonampak.

The pandemic was a key driver in the demand for services and amenities located close to housing. “In the United States, this type of scheme was already common, as in other parts of the world, but I would say it was after the pandemic that it saw greater growth. You will recall that we couldn't go out, and when we started to, it was to places near our homes. So, the search began to bring services and amenities closer to people so they wouldn't have to go beyond their zone,” she stated.

The leader of Cancún's real estate sector also shared that she recently returned from an Expo where several projects were presented to her, including these so-called "mixed-use" projects from Dubai, Miami, and Spain, reiterating that they are very interesting for investment groups.
