Tulum Warns Residents of Housing Scams Along Punta Allen Road

Road leading through Tulum toward Punta Allen and the Sian Kaan Biosphere Reserve in Quintana Roo

Tulum, Quintana Roo — Tulum municipal officials are urging residents not to hand over personal documents or make payments for an alleged housing project along the road toward Punta Allen, saying the local government knows nothing about and does not recognize any official effort to build homes in the area.

Secretary General Johnny Monreal Padilla issued the warning after residents raised concerns about a person identified only as Teresa, who allegedly asked locals for paperwork while promising to enroll them in the project. He advised residents to verify the legality of any such offer before providing personal information or money.

Monreal Padilla also denied that the person is overseeing work on the road to Punta Allen. He said residents of the community organized through a committee to press authorities for improvements to the route.

The secretary general noted that the road runs through the Sian Ka’an Biosphere Reserve, meaning any housing or construction project requires the corresponding environmental permits. A promise to be included in a development, he said, does not prove that the project holds the necessary authorizations.

Citing the risk of fraud, municipal officials called on the public to check directly with authorities before acting on any offers involving land, housing or construction work in the area, or turning over documents or committing funds.
