Cancún, Mexico — Authorities in Cancún are intensifying efforts to combat the illegal sale of land without proper permits, warning that social media advertisements continue to pose significant risks to residents’ finances and property rights.
Nahielli Orozco Lozano, head of the Municipal Ecology and Urban Development Department, announced that officials shut down six unauthorized developments last year. These involved large properties that had been subdivided and marketed without official authorization. In at least two cases, authorities seized the land with support from the State Prosecutor’s Office.
“Many times they present the land as a great opportunity, but they don’t have Urban Development permits or authorization from any agency,” Orozco said. “That’s why we insist that before buying, people should come and ask.”
While no new closures have occurred so far this year, the official said authorities are preparing additional operations in coordination with state and federal agencies, as these types of offers appear constantly.
Orozco explained that most cases are detected through direct inquiries from citizens when people interested in buying a lot request information to verify its legality, as well as through complaints stemming from digital ads that promise easy payment terms and attractive prices but lack any legal backing.
She added that these irregular sales not only represent potential economic fraud but also create settlements without basic services, outside urban planning, and with long-term legal problems.
Finally, she urged residents not to be swayed by offers posted on social media, to always verify the legal status of properties with the city government, and to report any attempt at irregular sales to prevent financial losses and curb the city’s disorderly growth.
