Benito Juárez, Quintana Roo — The Secretariat of Ecology and Urban Development of Benito Juárez has issued a warning regarding the proliferation of irregular real estate developments along the highway to Mérida, primarily in areas experiencing heightened investor interest due to the Maya Train project.
The head of the department, Nahielli Orozco Lozano, stated that at least eight projects currently lack municipal, environmental, and urban development permits. She indicated that their promoters are using social media and references to the Maya Train as sales strategies to attract unsuspecting buyers.
"Many subdivisions are promoted under different names to evade supervision, and the advertisements on social media lack precise locations or legal backing," said Orozco Lozano.
The official emphasized that out-of-state buyers, who are unfamiliar with the area, are the most vulnerable to this type of fraud, as they sometimes purchase land without verifying if it is regularized or suitable for residential development.
The Secretariat is working in coordination with the Sedetus and other state agencies to identify new cases, shut down irregular developments, and report those responsible to the Prosecutor's Office.
"Our objective is to prevent fraud and protect those seeking to invest in Quintana Roo. We recommend verifying permits and documents before any purchase," reiterated Orozco Lozano.
She concluded by noting that the accelerated growth of the urban area gives rise to speculation, and the irregular promotion of land has become a constant risk for local and national buyers. The official therefore calls for the reporting of this type of illegal sales.
