Tulum Now Tops Cancún in Mexico’s Hot Real Estate Market

Cancún, Quintana Roo — Mexico’s coastal real estate market is experiencing a surge, with emerging destinations like Tulum overtaking traditional hotspots such as Cancún and Playa del Carmen. Alongside Mazatlán and Bahía de Banderas, these locations now dominate the national landscape, signaling a dramatic shift in the country’s beachfront property trends.

A New Paradigm in Coastal Real Estate

Mexico, renowned for its paradisiacal beaches and iconic tourist destinations like Cancún and Acapulco, is witnessing a transformation in its coastal real estate dynamics. The rise of second homes by the sea has propelled emerging markets like Mazatlán, Bahía de Banderas, and Tulum to the forefront, while established destinations see slower growth.

According to Tasvalúo, a Mexican consulting, valuation, and analysis firm, these three locations stand out in the coastal property market. Mazatlán and Bahía de Banderas have recorded over 1,700 mortgage loans since 2017. Meanwhile, Tulum has seen remarkable growth, doubling its registered mortgage loans from 750 in 2020 to 1,700 in 2022—a trend accelerated since the start of the pandemic.

In contrast, traditional markets like Cancún have experienced more modest price increases. For the same segment, Cancún’s growth rate stands at 59.7%, while apartment prices rose 70.31% less than in emerging markets.

The Rise of Tulum

Tulum’s rapid ascent highlights its appeal as a luxury and investment destination. Its real estate boom reflects broader changes in buyer preferences, with demand shifting toward less saturated, high-growth areas. The coastal municipality now leads Quintana Roo’s property market, outpacing Cancún and Playa del Carmen in both transactions and investor interest.

The data underscores a national real estate evolution, where emerging beachfront markets redefine Mexico’s property landscape. As Tulum, Mazatlán, and Bahía de Banderas continue to thrive, traditional destinations face the challenge of adapting to a transformed competitive environment.
