The request, published in this week’s Ecological Gazette, outlines plans for the “Urbanization of Common Areas and Roadways NahKuh” on Lot 005, Block 40, along Federal Highway 109 connecting Tulum to Valladolid. According to the filing, the site is situated within a semi-urbanized zone of Tulum municipality, surrounded by existing residential and tourism developments.
Tierra Maya Grupo Inmobiliario, headquartered in Mérida, Yucatán, with a branch in Playa del Carmen, has six years of experience planning and executing projects across the Riviera Maya.
Objectives and Environmental Considerations
The primary goal of the Nahkuh project is to secure authorization for land-use changes involving forested areas (vegetation removal) and subsequent MIA approval for constructing unpaved roads, green spaces, and communal amenities. The proposal emphasizes compatibility with the area’s existing urban zoning, citing nearby residential and tourism developments as precedent.
The economic valuation of forest biological resources affected by the project totals $19,703,293.35 pesos for removal and site preparation alone.
Legal and Regulatory Compliance
The development’s layout adheres to Quintana Roo’s Urban Action Law and has received validation from Tulum’s municipal government through two key documents:
- Office MT/DGDTUS/DAU/0399/2024: Authorizes condominium property regime.
- Office No. MT/DGDTUSZ/DDU/0009/2024: Certifies zoning and land-use compatibility.
The project’s proponents assert that the proposed land-use adjustments align with the region’s urban trajectory, as evidenced by surrounding developments.
