PUERTO MORELOS, Mexico — The Secretary of Ecology and Environment (SEMA) of Quintana Roo has clarified that the Alux 33 real estate project is in compliance with state-level regulations, following public allegations against the development.
The agency stated that the project holds conditional permits and complies with environmental protection measures. According to field verifications conducted by SEMA, the property is not located within a federal Protected Natural Area and does not contain mangroves or coastal wetlands.
The vegetation identified on the site is secondary, a result of land clearing that occurred decades ago, as defined by the official Mexican norm NOM-022. The state authorization is limited to a polygon of 649.61 square meters, where mitigation and environmental compensation measures, monitored by the authority, are being applied.
SEMA attributed the public confusion to the use of unverified satellite imagery and legal misinterpretations circulating in media and social networks.
At the federal level, the file remains open after a previous procedure before the Ministry of Environment and Natural Resources (SEMARNAT) was nullified due to procedural omissions. The final resolution is pending the outcome of this ongoing federal review.
SEMA emphasized that Alux 33 is legally regularized at the state level and that ongoing evaluations will guarantee protection for the surrounding environment. Meanwhile, the development is proceeding under technical supervision without impacting coastal ecosystems or protected zones.
