Isla Mujeres, Quintana Roo — The government of Quintana Roo, through the Secretariat of Territorial, Urban, and Sustainable Development (Sedetus), has intervened in 70 irregular real estate developments that lack the required permits.
Lack of Permits and Legal Violations
The affected developments mostly lack certificates, permits, and mandatory state or municipal authorizations, as stipulated by the Laws on Human Settlements, Territorial Planning, and Urban Development; the Law on Urban Actions; the Law on Condominium Property; the State Urban Development Program; and other regulations in force in Quintana Roo.
José Alonso Ovando, head of Sedetus, explained that the interventions range from inspection reports and closures to criminal complaints, aiming to halt fraudulent real estate sales across the state.
"Not all cases result in closures or formal complaints," Ovando stated. "In some instances, developers are encouraged to regularize their constructions, ensuring homes have basic services and legal certainty for buyers."
Public Warnings and Advisory Services
Through its social media channels, Sedetus has warned citizens about the risks of purchasing properties in these developments, cautioning that they may be engaging in crimes against urban development and jeopardizing their investments. The agency also provides guidance to help buyers invest safely and acquire legitimate property.
