Playa del Carmen, Mexico — According to data from the Quintana Roo Tourism Information System, the Mexican Caribbean will close 2025 with a total of 24,672 vacation rental spaces.
The first place is occupied by the municipality of Playa del Carmen with 8,323 spaces, with an average occupancy of 58%, an average stay of 6.3 days, and an average rate of 1,900 pesos.
Cancún and Tulum concentrate more than 60% of the available units. Cancún follows with 6,353 units that record an occupancy of 56%, a stay of 4.4 days, and an average rate of 1,900 pesos.
Then comes Tulum with 5,304 units, occupancy of 48%, stay of 5.3 days, and rate of 2,400 pesos.
Isla Mujeres and Puerto Aventuras stand out for their highest average rates. Practically these are the three destinations that would be leading the number of vacation rental units in the Mexican Caribbean, followed by Cozumel with 1,047 of these places with an occupancy of 53%, a stay of 5.2 days, and a rate around 1,800 pesos.
Other destinations with this lodging offer are: Isla Mujeres with 895 spaces, occupancy of 54%, stay of 4.4 days, and rate of 4,300 pesos; Bacalar which records 523 units, 49% occupancy with 3 days of stay and rate of 1,800 pesos; Puerto Morelos which has 499 lodging places, 55% occupancy, with 6 days of stay and a rate of 2,200 pesos.
Vacation rentals consolidate as a key lodging option in Quintana Roo. Finally there are Akumal with 492 places, occupancy of 49%, stay of 6.3 days, and rate of 3,800 pesos; Holbox with 391 units, occupancy of 50%, stay of 3.5 days, and rate of 2,300 pesos; Puerto Aventuras with 347 units, with an occupancy of 52%, stay of 6.6 days, and rate of 4,400 pesos, Mahahual with 156 spaces, occupancy of 48%, stay of 4.7 days, and rate of 1,300 pesos and finally Felipe Carrillo Puerto with 17 spaces an occupancy of 34%, stay of 2.9 days, and rates of 620 pesos.
