Tulum, Quintana Roo — The Jaguar Park, one of the region’s most ambitious tourism projects, will begin its commercial operations this July with the opening of its first three businesses in designated entrepreneurial spaces. According to confirmed reports, these will include two restaurants and a boutique store, all operating from the Visitor Center, marking the launch of economic activity within the development.
Initial Phase of Commercial Expansion
The businesses will occupy the first three of 12 available commercial spaces: six located in the so-called “smoke kitchen,” intended for traditional gastronomy, and six more situated along the park’s commercial corridor. This initial phase aims to provide visitors with an integrated experience combining nature, culture, and services.
However, enthusiasm among local entrepreneurs has been tempered by concerns over rental costs and contractual obligations. The smallest available space, measuring just 14.4 square meters, carries a monthly rent of 12,344 pesos plus VAT. Additionally, tenants must provide an initial mandatory deposit of 45,000 pesos.
Further financial obligations include a monthly maintenance fee equivalent to 10% of the rent and a 6% contribution from net monthly sales to support the park’s development. Lease agreements also stipulate a minimum one-year commitment and require monthly inventory reports.
Concerns Among Local Entrepreneurs
These conditions have raised concerns among local business owners, who view the costs and requirements as potentially prohibitive, particularly for small-scale enterprises. Despite these challenges, the first three entrepreneurs have chosen to invest in the Jaguar Park’s tourism potential, betting that visitor traffic will justify the expenses.
The success of these early businesses will be critical in attracting additional merchants and establishing the park as a hub for economic and cultural development in the region.
