Othón P. Blanco, Quintana Roo — Mahahual is set to receive 24 new boutique hotels, financed by Banco Actinver, S.A. Institución de Banca Múltiple and Grupo Financiero Actinver. The developers are currently seeking approval for the Environmental Impact Assessment (MIA) from Mexico’s General Directorate of Environmental Impact and Risk (Dgira). The total estimated investment for the projects is nearly 1 billion pesos.
Two Major Developments Planned
The hotels will be divided into two distinct projects:
- “Lotes Norte Costa Maya” – This development will feature 11 boutique-style hotels across a total area of 21,922.786 square meters. Each hotel will include three-story buildings, motor lobby entrances, internal roadways, walkways, and shared service areas.
- “Lotes Sur Costa Maya” – This second project will consist of 13 boutique hotels spanning 25,247.807 square meters. These hotels will range from three to four stories and will also include motor lobby access, circulation roads, pedestrian pathways, and common service zones.
Both projects are situated near the Mahahual-Xcalak highway.
Project Details and Timeline
The “Lotes Norte” development corresponds to Lots 5 through 15 of the master plan for the “Lahun Tiku” project. The land is identified as:
- Fraction I, Lot 507 and Fraction II, Lot 563, located at Kilometer 14+212.27 on the Mahahual-Xcalak highway.
- Fraction 24, Lot 1575, situated at Kilometer 17+212.46 and 20+041.42 on the same highway.
The “Lotes Sur” development will occupy Lots 1 through 13 of the “Lahun Tiku” master plan.
The entire project, including preparation, construction, and operation, is expected to span 75 years:
- 15 years for site preparation and construction.
- 60 years of operational life.
The estimated investment for the “Lotes Norte” project alone is 397,158,201.44 pesos.
Environmental and Regulatory Approvals
The developers have cited prior environmental authorization for the “Lahun Tiku” master plan, granted under resolution SRA/DGIRA/DG-00523-23 on February 10, 2023, as evidence of compliance with regulatory requirements.
The submitted environmental impact study emphasizes that the proposed land use parameters for each lot have already been approved.
