Luxury Proposal Under Review: Cozumel’s Punta del Mar Project

The Ministry of Environment and Natural Resources (Semarnat) has initiated a public consultation to assess the viability of a proposed luxury real estate development, "Punta del Mar Cozumel". The project, located near the sea, includes the construction of 84 apartments and a beach club, planned for two sites on the island of Cozumel.

Real estate firm Punta Tormentos S.A de C.V plans to invest 65 million pesos in the island for the construction of nine five-story buildings, including penthouses and a beach club. The company has already submitted the Environmental Impact Manifest (MIA) to Semarnat, which is currently under review.

From September 13 to October 14, Semarnat has made the project documents available for public consultation. This period allows environmental specialists, business groups, and the general public to provide feedback on environmental concerns. Those interested can access the MIA and submit environmental mitigation opinions directly at the Semarnat facilities in Cancún, located in the hotel zone, at kilometer 4.8 of Kukulcán Boulevard, or online.

The real estate market on the island of Cozumel has grown, extending into popular neighborhoods where foreign investors, primarily Americans, are directing their investments. After acquiring land or properties, these investors often build, modify, or customize the properties for residential use or as vacation rentals.
