Officials reviewing plans for the Cancún-Isla Blanca road corridor in Quintana Roo

Benito Juárez, Quintana Roo — The Cancún-Isla Blanca road corridor project in the municipality of Benito Juárez, Quintana Roo, will advance to the execution phase in February 2024 after completing the final planning stage and obtaining authorization through the Environmental Impact Statement (MIA). The favorable progress in technical and environmental procedures has allowed the works to begin in the short term, strengthening road infrastructure in one of the fastest-growing areas of the Mexican Caribbean.

The corridor design, which will feature four lanes, a boulevard with a bike path, sidewalks, public lighting, and a central median, will extend over more than 25 kilometers, connecting key areas from Bonampak Avenue to the narrows of Isla Blanca. The widening of the right-of-way, whose necessity was confirmed in certain sections, aims to guarantee a width of 20 meters to optimize the safety and mobility of the future corridor. The estimated investment for its development is approximately 3 billion pesos, federal resources destined to boost regional development.

This project responds to the growing tourist and residential demand in the region. The improved connectivity will facilitate access to the hotel zone and luxury developments in Costa Mujeres, which in recent years has seen a boom in real estate investment. The consolidation of Costa Mujeres as a premium enclave has driven international interest, with top-tier brands and projects reaching areas of more than 200 square meters, increasing property values and attracting both national and foreign investors. The lower incidence of sargassum on its beaches reinforces the area’s appeal, consolidating it as a high-growth destination and long-term investment opportunity.

At a strategic level, the road corridor project will not only improve urban mobility but will also affirm Quintana Roo’s position as the main tourist destination in the Caribbean. Modern and efficient infrastructure will be fundamental to meet the increase in visitors and residents, ensuring sustainable development with a positive impact on the regional economy and the quality of life of its inhabitants.

As additional context, the push for road infrastructure in Quintana Roo is part of a comprehensive vision of urban and tourist growth, which seeks to balance economic development with environmental protection.
