Fraud Ring Selling Fake Cancún Real Estate Busted

Cancún, Mexico — A criminal organization accused of defrauding victims by offering land and apartments at unrealistically low prices has been dismantled by the Quintana Roo State Attorney General's Office. The group's alleged leader, Paulo "N," along with four female accomplices, was arrested on fraud and threats charges.

False Promises of Affordable Housing

According to investigations, the suspects lured victims by advertising properties at prices significantly below market value, falsely claiming ties to the federal housing program Vivienda Digna. Authorities stated that victims handed over cash payments after being promised land in areas such as Cielo Nuevo or apartments valued at 500,000 pesos for as little as 10,000 pesos.

The group's associates allegedly assisted in filling out over 1,500 application forms and organized weekly meetings to recruit new victims. Attendees were encouraged to bring additional prospects in exchange for fees ranging from 100 to 10,000 pesos.

The scheme unraveled after multiple victims filed formal complaints, reporting that Paulo "N" had threatened them via audio messages to prevent them from pursuing legal action. The Attorney General's Office has so far registered eight fraud complaints, five of which included documented threats.

Arrests and Ongoing Investigation

Paulo "N" and his accomplices—Dalia "N," Yasuri Esmeralda "N," Marlene Isabel "N," and Sandra del Rocío "N"—remain in custody as authorities finalize the investigation. A judge will determine their legal status in the coming hours.

The case highlights a growing trend of real estate fraud in Cancún, where criminals exploit housing shortages and economic vulnerabilities. Authorities urge potential buyers to verify property offers through official channels before making payments.
