Cancún, Quintana Roo — Quintana Roo currently has 531 real estate developments under construction, collectively adding 27,800 homes to the market, driven by the region’s booming tourism sector.
The housing supply primarily targets middle and residential segments, fueled by the area’s dynamic tourist economy.
Miguel Angel Lemu Mateos, president of the Association of Real Estate Developers (ADI), said each development sells an average of one to 1.3 properties per month.
Statewide, this translates to about 658 monthly transactions, a pace that could clear the available inventory in roughly three and a half years.
Lemu Mateos emphasized that the state’s tourism leadership rests on a territory of five million hectares, of which only 4.4% has been developed.
He detailed that the more than two million residents, 11 municipalities, hotel infrastructure, and housing are concentrated in about 220,000 hectares, while 4.827 million hectares remain in natural conditions, which he said necessitates responsible growth planning.
From the developers’ perspective, environmental conservation is not just an obligation but a core part of the business model, as the natural environment is the primary asset supporting tourism activity.
In terms of pricing, the average cost per home is around 7.5 million pesos, with values near 73,000 pesos per square meter, indicators that reflect market consolidation and high demand.
Breaking down by municipality, Cozumel has 20 projects and about 500 apartments for sale.
Tulum counts 252 developments totaling 10,000 new units.
Playa del Carmen concentrates 143 projects with an inventory of 8,500 homes, which could sell out in an estimated 37 months.
Puerto Morelos has 18 developments comprising nearly 1,000 units, plus seven residential projects located along the Ruta de los Cenotes.
Meanwhile, Cancún is advancing with nine master plans covering extensive areas, reinforcing its position as one of the country’s most significant destinations.
The Isla Mujeres area, both continental and insular, also shows significant expansion. It is projected to reach 27,000 hotel rooms by 2030, while four large tourist complexes are currently under construction.
According to official and sector estimates, in the coming years the state could add 1,500 hotels with 140,000 available rooms, consolidate a population nearing two million people, and receive up to 20 million visitors annually.
