Foreign National Illegally Builds on Condo Common Area in Tulum

Tulum, Mexico — A foreign national has sparked outrage among residents of the Aldea 26 condominium in the upscale Aldea Zamá development after illegally constructing on a designated common area, openly disregarding internal regulations that prohibit such actions.

Unauthorized Construction Sparks Outrage

According to complaints filed by neighbors, Alexis Jebejian began construction on a pedestrian walkway without obtaining approval from the condominium administration, the oversight committee, or the homeowners' association—the only entities legally authorized to grant temporary use of shared spaces.

The condominium’s bylaws explicitly state that common areas cannot be occupied or leased, except for temporary events with prior approval. Despite this, Jebejian proceeded with the unauthorized project.

"He knows perfectly well that he cannot build there, yet he does it anyway. He has more or less told us that he doesn’t care about the rules," said one visibly frustrated resident, condemning the blatant disregard for community regulations.

Formal Intervention Requested

In response, the Homeowners' Association has formally requested the intervention of the Urban Development Directorate to order an immediate halt to the construction and the demolition of any existing structures. They have also demanded an end to the unauthorized use of the space and, if necessary, called for law enforcement support to restore order and legality.

Condominium representatives warned that if the violations persist, financial penalties will be imposed, the individual may be permanently barred from using the space, and legal action—including potential criminal charges for illegal occupation—could follow.

Broader Concerns Over Property Misuse

Residents noted that this is not the first instance of foreign nationals attempting to modify or claim communal spaces as their own, often exploiting lax enforcement or delayed responses from municipal authorities. They urged stronger oversight in such developments, emphasizing that real estate value should not supersede respect for regulations and neighborly harmony.

For now, tensions remain high in Aldea 26 as residents insist on strict enforcement of the rules to prevent further abuses. They argue that failure to act decisively risks undermining the community’s peaceful coexistence.
