Airbnb Rentals Drop, Prices Soar in Quintana Roo

The first quarter of 2025 saw a 13.5% drop in the number of active vacation rentals in the Mexican Caribbean. However, the average rate for these accommodations increased. According to data from the Quintana Roo State Tourism Secretariat, the number of active rentals fell from 33,394 in the first quarter of 2024 to 28,855 in 2025. Meanwhile, the average nightly rate rose from 2,846 pesos to 3,429.3 pesos.

Active vacation rentals refer to properties listed on digital platforms in the Mexican Caribbean. These platforms include Airbnb, Vrbo, OneFineStay, and HomeAway. The term 'active vacation rentals' encompasses entire properties, private rooms, or shared rooms.

In Quintana Roo, the locations with active rentals include Tulum, Playa del Carmen, Cancún, Cozumel, Akumal, Puerto Morelos, Bacalar, Holbox, Puerto Aventuras, Chetumal, Mahahual, and Felipe Carrillo Puerto. As of March 31, 2025, the occupancy rate for the nearly 29,000 active vacation rentals in the Mexican Caribbean was 47%. The highest average nightly rate was in Puerto Aventuras, at eight thousand pesos. Akumal had an average rate of six thousand pesos, Holbox four thousand 200 pesos, Tulum four thousand 100 pesos, Cancún three thousand 400 pesos, Puerto Morelos three thousand 200 pesos, and Cozumel and Playa del Carmen both averaged three thousand pesos.

The Quintana Roo State Lodging Tax Law stipulates that lodging services provided through digital platforms, as well as by individuals and businesses within Quintana Roo, are subject to taxation. This includes hotels, motels, inns, hostels, campsites, RV stops, timeshares, tourist marinas, apartments, houses, private villas, and any other establishments providing temporary accommodations.
